10 steps to your dream home

Budget

The first step toward your home under the sun is to establish your budget. It’s important to decide beforehand how much you intend to spend and to take your time in investigating this. Don´t forget to calculate in the extra costs involved in a purchase, which will be around 11% (resale) to 13% (from promoter).

Are you considering buying with a mortgage? Do your research preferably already at home where you can be advised from a position of trust by your local bank manager or mortgage broker. Alternatively, we can also recommend you a few reliable banks or brokers here in Spain offering competitive conditions.

Search

Once you have successfully established your budget, we can commence the search for your dream home together.

The first contact can be either via telephone or email and allows us to chart your wishes and expectations as thoroughly as possible. The market is very large and varied so during these initial contacts it’s imperative we have a clear understanding of what it is exactly that you are looking for.

Thanks to our extensive database, which is being kept continuously up to date, we can provide you within 24 hrs via email a selection of specific proposals.

Visit

Do you think the time is ripe to view those shortlisted properties on site? We prepare your visit meticulously so you get the most out of your visit.

A few days before your arrival we make sure the shortlisted properties are still available and check whether any new interesting opportunities have recently come on the market. With this approach you will know already beforehand exactly which properties you will view and that those properties constitute, based on your criteria, what is currently available on the market .

Lastly we book in all the appointments for you to make up the final visiting schedule and of course view all selected properties with you so we may answer any query you may have.

The Dream

Have you found the property of your dreams? Then we start the price negotiation and establish the accompanying possible conditions of the sale for you. Throughout the negotiation process we will be your side with counsel and advice in order to obtain the best possible deal for you.

Lawyer

Spanish law pertaining to real estate is quite complex which is why we recommend you use a local legal representative when buying property in Spain. We will gladly introduce you to an expert who is knowledgeable, trustworthy and who speaks your language. The standard legal fee for the purchase of a property is around 1% of the purchase price.

Reservation

Most commonly, once a price agreement is reached with its accompanying conditions a reservation agreement is drawn up. This agreement will effectively take the property off market and allow your lawyer to check all due diligence on the property.

The standard reservation deposit is in an amount of € 6,000 but this may change depending on the price category of the property.

Contract

In the month following the signing of the reservation agreement a private purchase contract is drawn up. This contract is accompanied by a 10% downpayment and outlines all details of the purchase - such as legal description of the property, purchase price, date of completion etc.

Completion

For resale purchases, completion can be expected to take place 2 to 3 months from the moment the property has been reserved. However, the process could be quicker if this is in the interest of the parties involved so that the appointment at the notary can possibly be made within 2 weeks from the point of reservation.

New properties which are unfinished are paid for in phases over the construction period after a reservation deposit has been taken.
